What this site is
Janam Investments LLC buys residential property for its own account. This site describes that business and lets you request an offer. Using it does not create any agency, brokerage, or fiduciary relationship between us.
We are not your agent
We are principals and investors. We are not real estate agents or brokers, and we do not represent you in the sale of your property. You are entitled to your own representation and your own advisors at any point, and we encourage it.
Assignment
We contract to purchase and may assign that contract to another buyer before closing. The purchase price and closing date agreed in the contract do not change as a result of an assignment.
Offers are not binding until signed
Anything on this site, including any figure shown as an example, is not an offer to purchase. An offer exists only when it is made in writing for a specific property, and it binds either party only when a purchase agreement is signed by both.
The worked example is not a quote
The arithmetic shown on this site uses illustrative figures to explain how a cash offer is calculated. It is not a quote, not a valuation, and not a prediction of what any particular property will be offered.
Text messages (SMS)
If you request an offer and tick the optional consent box, we may text you about that property: to acknowledge your enquiry, ask a question we need answered to price the house, send the offer itself, and arrange a walkthrough or closing date. We do not send marketing blasts, promotions, or newsletters over SMS. Consent to receive text messages is optional. It is not required to request an offer, not a condition of any purchase, and declining it does not change the offer you receive or how quickly you receive it.
Message frequency, rates, and carriers
Message frequency varies — typically 2–6 messages per enquiry, and more only if you are actively replying. Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
How to stop, and how to get help
Reply STOP to any message to opt out. You will receive one confirmation that no further messages will be sent, and then nothing more. You can also simply tell us on a call. Opting out of texts does not withdraw your offer request — we will still reach you by phone or email.
